Heuston South Quarter

Heuston South Quarter is a mixed-use development comprising six buildings with office, retail, and residential spaces. Henderson Park undertook a CAT B fit-out of the Brunel Building’s basement to attract a tenant, ultimately securing Oaklee. The new office layout includes an open-plan office, CEO office, meeting room, boardroom, reception, canteen, and breakout spaces.

The project transformed a former gym into a functional office space through demolition, subfloor preparation, raised access flooring, and internal wall installations. Additional works included new floor, ceiling, and wall finishes, built-in joinery, furniture, and enhancements to the external area with granite aggregate flagstones and artificial bamboo planting.

The fit-out featured glazed and metal stud partitions, suspended ceilings, and fire-rated partitions. Fire protection measures included fire curtains for glazing and encasement of boiler flues. Acoustics were improved with ceiling baffles and custom floor finishes, while planting, furniture, and external paving added to the workspace’s functionality and aesthetics.

Mechanical upgrades included new water, heating, cooling, and ventilation systems, integrated with BMS controls and fully certified. Electrical works covered a new meter, modified lighting, upgraded general services, and an integrated fire alarm system. A new comms room was installed to support IT infrastructure.

With works being completed near the basement car park, strict approval processes and temporary works designs ensured public safety. The project adhered to all building protocols and health and safety regulations, ensuring smooth execution.

Through strategic planning and high-quality execution, the Brunel Building’s basement was successfully transformed into a modern, efficient workspace for Oaklee, aligning with the development’s broader vision for Heuston South Quarter.
